Our approach
Conviction is Earned.
Every investment begins with rigorous assessment. Not every project becomes a RESOLUT project.
The process
Five stages, from first look to capital returned.
Select a stage to see what it involves.
Stage 01 · Source
Identify opportunities
Opportunities come from long-standing industry relationships and direct approaches. Most are declined at first review.
- Identify opportunities
- Initial screen against location and demand
- Early view of the planning pathway
Stage 02 · Assess
Test every assumption
Each project is tested across five dimensions before any commitment is made.
- Commercial
- Planning
- Market
- Demand
- Risk
Stage 03 · Structure
Design for alignment
The investment is structured so that capital, governance and interests are clearly defined and aligned.
- Capital
- Governance
- Alignment
Stage 04 · Deliver
Execute with oversight
Development and project management run to program, with regular reporting to investors.
- Project management
- Reporting
- Execution
Stage 05 · Exit
Return capital
Lots or dwellings are sold and settled, and proceeds are distributed in the order set out in the project documents.
- Sales
- Distribution
- Investor returns
Investment criteria
Eight tests every project must pass.
A project that fails one is not reworked until it passes. It is declined.
Location
Established or emerging growth areas with lasting amenity and access to employment.
Demand fundamentals
Population growth, household formation and low vacancy that support the end product.
Supply constraints
Limited competing stock, so that pricing is not undermined at the point of sale.
Planning pathway
A clear, realistic route to approval, understood before acquisition.
Delivery team
Builders, engineers and consultants with a record on comparable projects.
Sales evidence
Recent comparable sales that support the feasibility, not aspiration.
Sensitivity testing
Feasibility stressed for price, cost, time and interest-rate movements.
Exit strategy
A defined path to settlement and capital return, with staging where it reduces risk.
